Condomínios fechados: As novas configurações do urbano e a dinâmica imobiliária

Abstract

This text examines the located residential horizontal properties jointly owned in spaces of Porto Alegre city, in a polarized area by Shopping Center Iguatemi enclosing the quarters, Boa Vista, Chácara das Pedras, Três Figueiras and Vila Jardim. It aims to verify how the residential supplies structural dynamics in these quartes was influenced by attraction and repulsed forces that these commercial companies produce, involving the real estates and the strategies that the civil construction uses to convince families to dislocate for definitive places — urban convention as space innovations (differentiation of well housing).The main results found point us some conecctions detected between the alterations in the urban conventions, and the diffusion of the referring space innovation to the residential supply. This movement evidences the trend that the residential supplies structural process is closely conected to the urban characteristics and its possible transformations.
